Geotechnical Evaluation & Home Inspection

A geotechnical inspection can greatly aid a prospective buyer or seller. In some cases, it can provide reassurance that the property has not had any soil-related problems. In other cases, a financial disaster can be averted by finding problems before purchasing the property. We are often called to inspect a site after a home has closed escrow when the new owners discover unusual cracking or excessive moisture under their newly purchased home.

What’s included?
-
Review of relevant maps and literature to find useful information such as geologic setting, seismic hazards, distance to fault lines, etc.
-
Visit the property to observe the current conditions of the residence, foundation, site drainage, etc. A visual inspection of the interior and exterior of the structure is also important.
-
Review existing reports in the neighborhood, if available.
-
Finally, a signed and stamped written report is issued that presents an opinion regarding the performance of the foundation, the stability of the land, and other issues. The report will include photos of our home inspection and figures showing relevant maps.
